Default Which road frame for ss/fixed commuter?

I'm planning to get or build a commuter with flip flop hub for ss/fixed. Definitely need horizontal dropouts and room for fenders maybe even fat cyclocross tires. Here are a few I'm considering .... Surly Cross Check, Independent Fabrication Planet X, Spot, Van Dessel Country Road Bob. Any other ideas?

If you are wanting to go NEW, I think the Surly frames are a good deal. Just built up a 1x1 for general cruise/commute purposes, and love the ride. The folks I've met with the Cross Check are also very pleased...that frame lets you run up to a 47, I believe, and comes with a deraileur hanger, should you wish to go multi-geared.

good luck.
